pre listing inspection

WHAT IS A PRE-LISTING HOME INSPECTION?

Selling a home can be an extensive endeavor for any homeowner. Recall the moment when you initially purchased your home and try to avoid cringing. This discomfort could have been avoided if you had taken the necessary steps before buying. Selling your home follows a similar pattern. Adequate preparation is the key to a hassle-free sale.

Creating a strong initial impression through elements like appealing curb appeal, a fresh paint job, decluttering, and more can significantly bolster your efforts. However, at some stage, a Home Inspector will subject your house to a thorough evaluation. Believe us when we say we delve deeper than just the surface impression – nothing escapes our scrutiny. A Pre-listing Inspection is the answer!

A Pre-listing Inspection encompasses everything included in a buyer’s home inspection but is tailor-made to inform you about any existing defects in your house. It outlines what a home inspector will scrutinize, provides cost estimates, and suggests the necessary repairs to make your house market-ready!

WHEN SHOULD YOU CONSIDER A PRE-LISTING INSPECTION?

The sooner, the better. The more lead time you have before listing your home, the more time you’ll have to prepare. Chances are, you’ll be occupied with the search and purchase of your new home, leaving little time to worry about the one you’re selling. Additionally, the insights we offer during the inspection can be valuable when searching for your next residence.

Even if your home appears to be in good condition, an inspection is still essential.

In our 10 years of conducting over 10,000 Home Inspections, we’ve yet to encounter a flawless home. Defects exist in every home; you might simply be unaware of them. The idea is to be ready so that you can address necessary repairs on your own terms. If you cannot manage the repairs yourself, you will, at the very least, be informed about the home’s issues, avoiding unpleasant surprises.

Can you provide an example of a defect?

Defects are typically categorized as either Major or Marginal. Major defects require immediate attention or correction within one year, often involving defective components or safety and health concerns. Marginal defects should be addressed within one to three years and usually pertain to maintenance-related issues. Each Major and Marginal defect will be comprehensively explained, documented with photographs, described in detail, and accompanied by an estimated repair cost. An example Pre-Listing Inspection Report is available for reference!

When can I expect to receive my inspection report?

You can anticipate receiving your report within 24 hours!

What is the cost of a Pre-listing Inspection?
